
(Cochrane, AB) – Earlier this week, Council received the Community Enhancement Evaluation (CEE) for the proposed Sunset Ridge North development. The CEE, which is part of the Town’s planning process, was presented as an opportunity for Council, the Applicant and Administration to review and discuss key aspects of the development before formal applications are submitted.
Sunset Ridge North, located immediately north of Sunset Ridge Stage 3 and east of Highway 22, was annexed by the Town from Rocky View County in 2019. The land was zoned as Urban Holdings, intended for future development. The proposed plan for Sunset Ridge North includes a variety of residential housing options and will also provide a critical roadway connection to Highway 22 and pedestrian pathways connecting to existing and planned development to the south, helping complete the Sunset Ridge community.
Sunset Ridge North plays a key role in paving the path for completion of a secondary access to the Sunset Ridge community from Highway 22. The completion of the secondary access point is a requirement prior to any further development proceeding in the community, including Stage 3 of Sunset Ridge.
At the committee of the whole session, Rohit presented their Community Enhancement Evaluation (CEE) for the 40-acre parcel. This marks the beginning of several necessary planning steps, including finalizing the secondary access plan in collaboration with Melcor and Rohit. Once finalized, further engagement will occur with Council and Sunset Ridge residents to ensure the path forward is clear and well-understood.
The CEE offers the first chance for Council to provide feedback before the formal application for Sunset Ridge North is submitted. Public engagement will continue throughout the planning and development process.
As part of the ongoing Provincial highway interchange project, Sunset Boulevard is scheduled for an upgrade in Spring 2025. This will include an upgraded intersection with two lanes leaving the community, improving traffic flow significantly by Fall 2025. Melcor, a key partner in this project, will contribute $4.2 million toward the upgrade.
It is intended that the developer will consider the feedback received from Council on Monday evening and bring back an updated to neighbourhood plan for Council’s consideration in coming months.
