Subdivision is the process of dividing land into smaller parcels or combining lots into a larger parcel. Subdivision plans show how land will be arranged, including property lines, roads and access.
Because subdivision affects neighbourhoods, infrastructure and municipal services, all applications are reviewed for compliance with the land use bylaw. Whether a project involves a new neighbourhood or a simple two-lot split, the same review process applies.
Before you apply
Before starting a subdivision application, confirm:
- The land use district for your property using the Interactive Land Use Map
- Whether subdivision is allowed and the minimum lot dimensions
- Applicable regulations such as density, site coverage, height and setbacks
This information is available in the land use bylaw (PDF) and through the land use map for your neighbourhood.
Application process
- Talk with Planning Services: We recommend discussing your proposal with Planning Services before you apply. Early conversations can help identify requirements and avoid delays.
- Complete the subdivision application form (PDF)
- Include all required documents listed in the subdivision application checklist (PDF)
- Provide technical studies if required, such as servicing plans or traffic impact assessments
- Email the complete application package to planning@cochrane.ca
Review and decision
Once your application is complete:
- a File Manager is assigned to your file
- the application is circulated to internal and external agencies
- any comments are shared with you for response
Cochrane Planning Services will either:
- issue a decision as the approving authority, or
- make a recommendation to the Cochrane Planning Commission, who will make a final decision as the approving authority
