Cochrane, AB – At the September 3, 2024 Council meeting, Cochrane Town Council received an update on the upcoming construction phases of James Walker Trail, a vital infrastructure project that the Town of Cochrane and Qualico Communities are committed to bringing to substantial completion by 2026. To advance this critical roadway, Administration will bring forward a budget request for 2025-2027 to complete the necessary connections.
James Walker Trail will serve as a key corridor, enhancing traffic flow throughout Cochrane and supporting future development by connecting the northern and southern parts of the community. This project, in partnership with Qualico Communities and the development of Southbow Landing, will create opportunities to improve Cochrane’s road network through phased infrastructure enhancements, making it easier for residents to navigate the town.
"James Walker Trail is a perfect example of growth paying for growth. As new communities join Cochrane, our collaboration with developers like Qualico Communities plays a pivotal role in investing in essential infrastructure,” said Drew Hyndman, Executive Director, Development & Infrastructure Services, Cochrane. “This partnership will advance enhance connectivity for our residents. We look forward to the positive impact this roadway will bring to our community.”
The James Walker Trail project was planned in four stages:
- Stages 1 and 2 were completed by the Town of Cochrane in 2018 and 2020. These stages included the reconstruction of Griffin Road from Griffin Industrial Point to Spray Lake Sawmills and the construction of connections from Spray Lake Sawmills Centre to the new Jack Tennant Memorial Bridge, extending to River Heights Drive, with roundabout connections to future developments.
- Stage 3 will be divided into two work areas: Qualico Communities will lead the construction of 1 km of James Walker Trail within the Southbow Landing area, while the Town of Cochrane will complete the remaining 1.5 km.
- Stage 4 will involve the future expansion of the current two-lane road from Spray Lake Sawmills Centre to River Heights Drive into a four-lane roadway, which may be completed in stages as future demand dictates. Stage 4 will be completed by the Town of Cochrane and will be funded through off-site levies.
The detailed design of Stage 3 is currently underway, funded by the 2024-2026 budget. A budget request for 2025-2027 will be submitted to complete Cochrane's portion of the Stage 3 construction.
“Qualico Communities is proud to partner with the Town of Cochrane on this important project,” said Cary Kienitz, General Manager, Acquisitions and Development, Qualico Communities. “Completing James Walker Trail is vital to the development of Southbow Landing and will significantly improve access and connectivity for Cochrane residents.”
This partnership reflects a shared dedication to enhancing Cochrane’s infrastructure, supporting growth, and improving the quality of life for the community.
