Letter of Compliance Application

A letter of compliance, or letter of non-compliance, is a letter identifying if all buildings and structures on a property meet the required minimum setbacks from the Land Use Bylaw and have all required development permits. The review is based on a Real Property Report (RPR) submitted to Cochrane. The municipality also checks for any encroachments into right-of-ways or municipal property.  This service is provided to residents to facilitate real estate and other property transactions. For a detailed breakdown of application fees, please consult the Planning Fee Schedule.

To apply for a Letter of Compliance, submit your completed Application Form accompanied by the original, unsecured electronic copy of the Real Property Report (RPR) that is current within one (1) year of the application date to planning@cochrane.ca. Surveys older than 365 days will not be accepted.

Water accumulating on the street? 

You may be located near a trap low. Trap lows are a part of the stormwater storage system, allowing water to pool on roads, lanes and in greenspaces.

It may appear that the street is flooding up to and, sometimes, including some of your driveway or lawn. It is not.

If the water does not drain within 24 hours after rainfall, please contact Cochrane Operations at 403-851-2590.
