
(Cochrane, AB) – Cochrane Town Council approved the 2025 tax rate bylaw confirming the tax levy at this evening’s regular council meeting. The tax rate bylaw finalizes the municipal tax rates needed to calculate annual property tax amounts. Property tax bills will be mailed to property owners by May 30.
The municipal property tax rate for 2025 was finalized at 1.51 per cent. The tax rate will affect property owners differently, depending on how their property’s assessed value compares to the average assessment for the Town. A homeowner will pay approximately $385 in the municipal portion of property taxes in 2025 for every $100,000 of assessed home value, a decrease of $34 from 2024. While property assessment changes affect individual property tax bills, they do not affect the Cochrane’s total tax revenue. The municipal tax levy requirements are decided through the budget process; assessment helps to determine each owner’s share of the tax levy. Property taxes in 2025 will generate approximately $40 million to help fund the municipal services Cochrane residents use every day. A typical single detached property, assessed at $680,700 will pay approximately $26 per month or $311 per year more for property taxes than in 2024.
“Municipal property taxes support the cost of municipal services – including community safety, roads and infrastructure maintenance, parks and open spaces, and other essential programs and amenities that aim to enhance the quality of life for all residents,” explained Alvin Allim, CFO and Director of Financial and Assessment Services. “The 2025 municipal property taxes reflect the cost of providing quality level of service to our community and saving for important projects in the future.”
In 2025, the Province increased the education property tax rate. As a result, most property owners will see an increase in the education portion of their bill. The provincial education portion of property taxes, roughly $137 per month or 38 per cent of the total property tax bill for a typical single detached property, goes to fund public and separate schools in Alberta. The municipal, provincial education and Rocky View Foundation tax rates change annually and are added together to make up the total tax amount property owners must pay.
Property taxes are due on June 30.
